As we expand globally, we are looking for a talented and driven Lead - Real Estate Finance Controller to join our dynamic team. This newly created position will play a pivotal role in steering our real estate initiatives, working alongside our multifunctional teams across construction, leasing, facilities management, and accounting. You will help us maximize return on investment by providing financial expertise and strategic insights to drive growth, sustainability, and profitability.
Your Mission
- Group-wide Real Estate ownership: Take ownership of the financial aspects across On's Real Estate projects, collaborating with teams responsible for retail store rollouts, product showrooms, and office spaces, to optimize investments and resources aligning with each channel strategy
- Stakeholder Collaboration: Work closely with a variety of partner teams (construction, leasing, accounting, facilities management), steering the business, building financial acumen and delivering results inline with the company ambitions
- CAPEX & OPEX Planning & Budgeting: Manage capital expenditure (CAPEX) and operating expenses (OPEX) planning, tracking, and budgeting for all real estate projects, ensuring cost-effective investments and adherence to financial targets.
- Real Estate Performance Monitoring and Reporting: Develop and maintain financial models to track the performance of real estate investments, providing actionable insights and reports to senior leadership as well as value added recommendations to drive further efficiencies.
- Investment Benchmarking: Conduct in-depth analysis to benchmark real estate investments and performance against industry standards, identifying areas for optimization and improvement.
- Cost Optimization: Identify opportunities for cost savings in construction, leasing, and facilities management, implementing strategies to optimize operational expenditures while maintaining high-quality standards.
- Process Improvement: Design, implement, and continuously improve processes within the real estate function. This includes creating streamlined workflows for asset tracking, lifecycle management, variable rent management and reporting, documentation of principles etc.
- Lease Portfolio support: partner with lease managers during lease reviews and negotiations to provide insights, benchmark and recommendations, so that the lease manager has all the tools & numbers on hand for the best negotiation.
